EPC C Certificate or a Valid Registered Exemption

At the end of the process you receive one of two outcomes - both of which mean you are compliant. Either we issue your new EPC C certificate under the current RdSAP 10 methodology, or we identify and register a valid MEES exemption on the PRS Exemptions Register on your behalf.

What a Landlord Friendly EPC Looks For

A standard assessor records what they can see and applies defaults for everything else. A Landlord Friendly EPC actively looks for evidence that those defaults are wrong.

Loft Insulation

Many EPCs assume no loft insulation or minimum depth. If insulation was installed after the last assessment, a certificate of installation changes this assumption - and adds significant SAP points.

Wall Construction

Cavity wall insulation, external wall insulation or internal wall insulation - if installed but not documented, the assessor defaults to uninsulated walls. We verify what's actually there.

Window Type and Age

Single glazing assumed where evidence of double or triple glazing is absent. Window installation guarantees and FENSA certificates change this assumption directly.

Heating Controls

Smart thermostats, thermostatic radiator valves, programmer controls - all affect the SAP score. We verify what heating controls are installed and whether they're documented.

Airtightness

The default airtightness assumption in RdSAP 10 is conservative. Our non-invasive pulse airtightness test measures the actual figure - which is better than the default in most properties, adding SAP points at no extra cost.

Boiler and Hot Water

Boiler efficiency, hot water cylinder insulation, solar thermal - all affect the rating. Installation documentation and service records help verify the actual specification rather than an assumed one.

Why a Landlord Friendly EPC Matters More Before 2029

From 1 October 2029, the current EPC methodology - RdSAP 10 - will be replaced by the new Home Energy Model. Under HEM, reaching EPC C is harder and more expensive for many properties, particularly those with gas boilers, solid walls or poor airtightness.

Properties that achieve EPC C before 1 October 2029 under RdSAP 10 have their rating grandfathered - protected for up to 10 years regardless of what HEM says about the same property.

A Landlord Friendly EPC conducted now under RdSAP 10 - finding every legitimate point available - gives you the best possible chance of reaching C before the methodology change makes it harder and more expensive.

The pulse airtightness test is particularly relevant here. Under RdSAP 10, a measured airtightness result can add 1-3 SAP points - potentially pushing a D rated property to C. Under HEM, the same test works differently. Acting now under current rules gives you the best possible result from the same non-invasive test.
